Your Buying & Selling Needs Deserve a Clear Plan.
Understanding Your Options Before Making Your Move
Buying a home starts with finding the right opportunities and understanding what you can afford. I help you explore listed and off-market homes, including properties with potentially assumable mortgages. Together, we compare price, condition, financing requirements, and anticipated costs. For an assumable loan, I help you examine the existing terms, lender approval requirements, and the cash needed to cover the difference between the purchase price and the remaining loan balance.
Selling a home starts with understanding your options and what each could mean for your proceeds and timing. Whether you inherited a home, are managing trust property, or have a listing that failed to sell, I help you assess its condition and market position. We compare selling as-is with making improvements, including preparation costs and carrying expenses. I then develop a sale plan that accounts for ownership, pricing, presentation, access, and your deadlines.
About Ed Robinson
I’m a California attorney and have worked full-time in real estate since 2017. Based in San Diego, I help buyers, sellers, and property owners in San Diego, Riverside, and Orange counties compare their options. For sellers, that means examining pricing, repair costs, carrying expenses, and estimated proceeds before choosing a sale plan. My legal training informs how I examine ownership, contracts, disclosures, and transaction deadlines. In these services, I act as your real estate agent and coordinate with independent counsel when legal representation is needed.
