How I Prepare and Market Your Home
Before your home goes on the market, you should know how it will be priced, presented, promoted, and shown. I develop a plan around its condition, competing listings, your budget, and your timeline. That plan combines my work as your agent with listing resources available through LPT Realty, including Listing Power Tools and Zillow Showcase for eligible properties. I explain the proposed services, who will arrange them, and any costs before you commit.
Start With Price and Preparation
I review recent comparable sales, homes buyers can choose today, and listings that failed to sell. I then explain how your home’s condition and features affect its position in that market. Before recommending work, I compare the likely benefit with the expense and delay. Cleaning, paint, landscaping, or selected repairs may improve presentation, while a major renovation may add more cost than the sale can recover. You receive recommendations that distinguish work worth considering from work that can be left to the buyer.
Give Buyers a Clear View of the Home
I coordinate professional photography and plan the order of the images so buyers can understand the home’s layout and strongest features. The listing description explains useful details that photographs alone may miss, such as a downstairs bedroom, outdoor access, storage, or recent improvements. Depending on the property, I recommend a floor plan, a 3D tour, video, or aerial photography. These services help buyers evaluate the home before scheduling a visit. I review the presentation for accuracy and make sure it reflects the property they will see in person.
Zillow Showcase for Eligible Listings
Through LPT Realty, I have access to Zillow Showcase, an enhanced listing presentation for eligible homes. Showcase combines an interactive floor plan and virtual tour with distinctive presentation and specialized exposure on Zillow. I will discuss whether Showcase fits your property and confirm availability, required media, and the proposed cost before including it in the plan. Photography is arranged separately; access to Showcase does not mean every media service is included.
Property-Specific Print and Digital Marketing
LPT’s Listing Power Tools provides materials created for your property, including full-color flyers, postcards, door hangers, property cards, and a custom sign rider. Its digital tools can connect that outreach to a dedicated property website and a property text code that makes requesting information easier. I select the materials and distribution methods that fit the home and the sale plan. For example, printed information can support an open house and neighborhood outreach, while a property website gives interested buyers one place to review the details.
Reach Buyers and Make Showings Work
I prepare the MLS listing and review its information, photographs, and showing instructions before launch. The plan also addresses distribution through participating real estate websites, social media, and communication with agents who may have interested buyers. Where paid advertising is appropriate, I identify the channels, budget, and schedule in advance. Showing arrangements account for occupancy, pets, security, and the notice you need. Open houses are considered where useful, with inquiries followed up and feedback collected to help assess buyer response.
Measure the Response and Adjust
Once the home is available, I review showing activity, buyer feedback, inquiries, and available online performance information with you. A listing with few showings requires a different response from one that attracts visits but no offers. I look at price, photographs, access, condition, and competing homes to identify what may be limiting interest. When I recommend a change, I explain the evidence and its likely effect.
