How I Work With You

A real estate decision often begins with a question rather than a firm plan. You may be weighing whether to sell, looking for a home, or trying to understand what an inherited property will require. I start with your objectives, the property, and the facts that could affect your choices. Here is what you can expect as I help you develop a plan and carry it through.

Start With a Conversation

During an initial consultation, I ask what you want to accomplish, what is prompting the decision, and whether a deadline is approaching. For a sale, we discuss the property address, who owns it, its condition, occupancy, and any loans or other obligations you know about. For a purchase, we discuss your preferred areas, budget, financing status, and moving timeline. You do not need every document or a final decision before we talk; the first conversation helps identify what needs attention and which information to gather next.

Review the Property and the Evidence

I examine relevant sales, competing listings, property information, and the details that may change the transaction. A home's condition, access for showings, ownership arrangements, and deadlines can affect both its market position and the steps ahead. If a previous listing failed to sell, I also review its pricing history, photographs, exposure, and available buyer feedback. I explain which conclusions the evidence supports, which figures are preliminary, and which questions need confirmation from a lender, inspector, title professional, tax adviser, or independent attorney.

Compare Your Options Before Committing

For a seller, I compare practical paths such as selling as-is or completing selected preparation, accounting for likely expenses, carrying costs, and added time. With an inherited or rental property, the discussion may also include keeping or renting the home and the information needed to evaluate those choices. For a buyer, I compare price, condition, financing requirements, and anticipated costs across the homes you are considering. For example, an assumable mortgage may offer an attractive rate but require substantial cash to cover the seller's equity, so I help you examine both parts of the purchase.

Develop a Plan for Your Sale or Purchase

If you choose to sell, I develop a plan for pricing, preparation, photographs, marketing, showing access, and your preferred timing. Before vendor work begins, we discuss the proposed scope, estimates, and the approvals needed. If you are buying, I shape the search around your priorities and help you evaluate an offer's price, financing, contingencies, and closing schedule. The plan identifies the next steps, who will handle them, and the decisions that remain yours to make.

Coordinate the Transaction and Keep You Informed

Once an offer is accepted, I help track the real estate deadlines and coordinate with the lender, escrow, title, inspectors, and other professionals involved. I explain inspection findings, requested repairs, disclosures, and changes in terms so you can evaluate the choices they present. If a problem affects price, timing, or the ability to close, I discuss the available responses with you before seeking your direction. I also coordinate practical arrangements such as property access, final walkthroughs, possession, and the handoff at closing.

Keep Professional Roles Clear

My training as a California attorney helps me examine documents, ask precise questions, and recognize issues that need closer review. In these services, I act as your Realtor® through Partner Real Estate, brokered by LPT Realty, Inc. When a matter requires legal representation, a tax opinion, financing approval, or a technical assessment, I coordinate the property information with the independent professional responsible for that work. You remain the decision-maker, with the information and professional advice needed for your circumstances.

Discuss Your Next Step

Tell me what you are considering, where the property is or where you want to buy, and whether you have a deadline. If you are still weighing your options, let me know what would help you reach a decision. I will help identify the property questions and information that deserve attention first. You can begin with a 30-minute real estate consultation.
