Your Home Didn’t Sell. What Needs to Change?

After months of keeping your home ready for showings, an expired listing leaves you with unanswered questions. Was the asking price supported by comparable sales? Did buyers see the home and reject it, or did the marketing fail to bring them through the door? Were condition, access, or presentation discouraging offers?

Before recommending another listing, I will examine the price history, photographs, showing activity, buyer feedback, and homes that sold while yours remained available. That review leads to specific recommendations. If showings were scarce, I look at whether the price and presentation gave buyers a reason to visit. If showings were frequent but offers never followed, I investigate what buyers encountered and how your home compared with their alternatives. I explain which improvements could justify their cost, what the current competition means for your asking price, and how I would change the marketing. You receive a relaunch plan that explains what I recommend changing and why.

My 120-Day Market Value Guarantee

If your home does not sell within 120 days at our agreed market value, I will pay you up to 25% of my commission to make up the difference at closing.

We establish the agreed market value and put the guarantee’s terms in writing before the listing begins. This gives you a defined target, a timeframe, and a financial commitment from me.
